Returns & Cancellations
1. Returns
If not suitable, standard items can be returned to us for a full refund assuming they are in perfect condition, are unused and are in their original undamaged packaging. Please note, items that have been assembled (including part assembled) are not returnable. Please note, mattresses as well as made-to-order items in our Beam range are not returnable.
To make a return, please notify us within 14 days of delivery and we will advise you of the return address. If it’s easier, we can collect the items from you. To do this, we charge a collection fee which depends on the type of item you wish to return, the number of items you are returning, and where you live. This may be up to 25% of the value of each item. We simply ask that you carry out the following:
Step 1
Ensure any item for return is in the condition that you received it. We will not be able to refund you in full if there are any signs of damage or misuse. Please send a picture of the item prior to delivery and the issue to sales@modishliving.co.uk
Step 2
Ensure that any item is available for collection within 14 days.
Step 3
Once you have confirmation that we've received your cancellation and the item is back in our warehouse and has been inspected, you will receive a full refund to the original payment method you used, less the cost of the collection of the item.
Refunds made to a credit or debit card or via PayPal may not show in your account straightaway due to the clearing time required by banks to process the refund. Typically, this can take up to seven working days, but varies depending on the bank. Please contact your card issuer or bank directly with any queries.

These conditions do not apply to bespoke items* ordered from us. If your order includes a bespoke item, these are non-refundable as they are one of a kind made-to-order reclaimed pieces. Learn more about reclaimed wood as it's uniqueness here.
2. Cancellation
You may cancel your order without incurring any costs at any time prior to delivery as long as the Goods have not been fulfilled. At this point, you will receive an email confirming your items are fulfilled and ready for dispatch. Should you wish to cancel your order after it has been fulfilled, a Fulfilment Cancellation Charge applies.
You may cancel the order of a bespoke item, up to 24 hours after you've placed the order.
Once your order has been dispatched, you will no longer be able to cancel your order. You will however, be able to return standard items as long as this is within the terms of our returns policy.
If you choose to return the goods with our drivers on the day of delivery due to items not being suitable or not fitting, you are able to ask the drivers to take them away. The same Return / Collection costs will apply. See map below.
